Warren County Habitat for Humanity’s Home Repair Program (HRP) strives to keep existing homeowners in their homes safely and affordably by providing critical home repairs to roofing, electrical, plumbing, interior or exterior damage or other items deemed necessary.

We are seeking qualified low or moderate income homeowners with household income below maximum levels noted, based on family size.

  1. You must reside within Warren County NJ.
  2. You must occupy the home as your primary residence.
  3. Applicant must demonstrate willingness to partner (sweat equity) and an ability to pay for the project. The affiliate can provide project cost forgiveness based on family income.   (These criteria are subject to change).
  4. Applicant must have a need for the repair(s) requested.
  5. Homeowner(s) must be current on existing mortgage, homeowner’s insurance and property taxes.
  6. Homeowners must meet all federal guidelines for projects that require a loan.

Note: Veterans with proof of an honorable discharge will receive a 10% discount on services.

Home Repair FAQs

Mission: To keep existing homeowners in their homes safely, decently, and affordably.

Purpose: The purpose of the Affiliate’s Home Repair Program is to sustainably serve as many families as possible in an effective way, while meeting minor maintenance, critical home repair, and aging in place needs of low and moderate income.

At the present time the Affiliate is undertaking a wide range of projects  including, but not limited to: roof replacement, window replacement, repointing of bricks, porch repairs, step replacement, replacing old kitchen and bathroom fixtures, shower installation, replacing basement sump pumps, etc.

Yes, after a one year period from when their project is paid in full, a family can reapply to the program.

If the owner of the property resides in one side of the duplex, we will service the whole duplex exterior provided the owner falls into the proper AMI range. Verified rental income from the other side will be included as income. If the person does not own both sides, we will only complete interior and exterior work to their side.

Yes, provided the home is on land owned by the homeowner.

Yes, the Affiliate will only repair the property that the homeowner resides in as their main residence. Each home repair partner family is only eligible for repairs on one address. Therefore, a partner family that owns multiple homes is ineligible to have one address repaired, move, and apply for repairs on the other address. Verified income from the other properties will be considered in determining whether the applicant income falls within the approved guidelines.

AMI Schedule and Payback components are calculated based on the actual AMI of the family.

The down payment is due prior to the project being started. Once the down payment is collected, the Affiliate will place the project in the scheduling phase, and it will be scheduled at the earliest time.

Yes, Veterans receive a 10% discount on their portion of the project.

Yes, homeowners who pay their project cost before it begins will receive a 10% discount on their project cost to the Affiliate, however the maximum total discount is 10%.

The home repair program serves families who are between 0% and 80% Area Median Income (AMI).

Payback component is a sliding scale payback based off the partner family’s AMI percent.

For CHR and AIP we require 1 hours of sweat equity per $100 of project cost if the homeowner costs are covered by a grant. Sweat equity can be completed at the ReStore or other fundraising activities.

If someone has an extremely critical need and that needed repair is seriously affecting health and safety, they will be moved higher up on the waitlist.
